There is a persistent belief among tenants that the landlord's insurance covers their things. It does not, and it never has. That policy exists to rebuild the building. If a pipe bursts or a fire starts two units over, everything you own is your problem.

Add up what is actually in your place: the laptop, the TV, the bike, the clothes, the kitchen, the instruments. Most people arrive at a number several times higher than they expected, and then discover that insuring it costs a fraction of what they assumed. The liability side matters just as much, because if a guest is injured in your unit or your dog bites someone, that claim lands on you.

What Renters Coverage Can Include

  • Personal Property

    Everything you own inside the unit. Take photos room by room and store them somewhere off-site, and a claim becomes a form rather than an argument.

  • Personal Liability

    If a guest is injured in your unit or you damage the building. Most leases now require this, and the required limit is often lower than you would want anyway.

  • Loss of Use

    Helps with a hotel and meals if a covered loss makes the unit unlivable. Renters underestimate this until they need somewhere to sleep.

  • Off-Premises Property

    Your things are usually covered away from home too, so a laptop stolen from a car or a bag taken at a coffee shop may still be a claim.

  • High-Value Items

    Jewellery, cameras, instruments and gaming rigs hit category caps quickly. Scheduling the specific item raises its limit.

  • Water and Sewer Backup

    Damage from a backed-up drain is frequently an add-on rather than standard. In older buildings it is worth the small extra cost.

Coverage terms and payouts depend on your policy and the carrier. Renters policies exclude flood, which needs separate coverage. Bundling with auto insurance usually reduces both, and umbrella insurance can sit above a renters policy for extra liability.

Renters Insurance Questions We Hear a Lot

  • No. Their policy covers the building itself and their liability as owner. Everything you own, and your own liability as a tenant, is outside it entirely.

  • It is typically the least expensive policy we write, often a modest monthly figure, and less again when bundled with a car. We will quote yours rather than deal in averages.

  • Walk each room and total what it would cost to replace the contents. Almost everyone lands higher than their first guess, particularly once clothing and kitchen items are counted.

  • Not usually. Policies cover the named insured, so roommates generally need their own unless they are specifically added. It is worth checking rather than assuming.

  • Usually yes, at a percentage of your property limit. A laptop taken from your car or luggage lost while travelling may well be covered, which surprises most people.

  • Replacement cost pays what a new equivalent costs today. Actual cash value subtracts depreciation, which on a five year old television is substantial. Replacement cost is worth the small difference in premium.
