The Independent Difference

Insured for What It Costs to Rebuild

Most people insure their home for what they paid for it. That is the wrong number. What matters is what it would cost to rebuild it today, with today's labour and today's material prices, and along the Front Range that figure has moved a long way in the last few years.

We go through it with you properly: the structure, the detached garage or barn, what is inside, and the liability side that most people never think about until someone gets hurt on their property. Then we take that profile to the carriers we work with and bring back what each one will actually do with it.

Our office is in Falcon and plenty of our clients are neighbours, but you do not have to be. We write coverage nationwide, so a home in Colorado Springs, Pueblo, Denver or Phoenix is just as straightforward for us to write.

What Is In a Policy

What Your Home Policy Can Include

A homeowners policy is several separate coverages bundled together. Knowing which is which is what stops a surprise at claim time.

  • Dwelling

The structure itself. This is the number that should reflect rebuild cost, not market value or what you paid. We will help you sanity-check it.

  • Other Structures

The detached garage, the shed, the fence, the barn. Usually a percentage of your dwelling limit, and usually worth checking if you have outbuildings.

  • Personal Property

What is inside. Photograph or video each room and keep the file somewhere off-site. It turns a stressful claim into a straightforward one.

  • Personal Liability

If someone is injured on your property or you damage someone else's. The trampoline, the pool and the dog all live here, and limits vary more than people expect.

  • Loss of Use

Helps with the hotel and meals if a covered loss makes your home unlivable while it is repaired.

  • Hail and Wind

El Paso County sits in a genuine hail corridor. Roof settlement terms differ sharply between carriers, and that difference is worth understanding before a storm, not after.

Coverage terms and payouts depend on your policy and the carrier. Standard home policies exclude flood, which needs separate flood coverage. Bundling with auto insurance often lowers both, and umbrella insurance extends your liability limits past what a home policy alone carries.

Common Questions

Home Insurance Questions We Hear a Lot

  • Enough to rebuild, which is rarely what you paid or what the house would sell for. Rebuild cost is driven by labour and materials, and both have climbed. We will run an estimate with you rather than guessing.

  • Usually yes, but how it pays is the part that matters. Some carriers settle roofs at replacement cost and some at actual cash value, which subtracts depreciation and can leave a large gap on an older roof. Ask us which one you have.

  • Not by a standard home policy, anywhere. Flood is a separate policy, and burn-scar runoff makes it relevant in more of Colorado than people assume. See flood insurance.

  • It can, and so can several small ones. That is worth weighing before filing for damage close to your deductible. We are happy to talk it through first, with no obligation either way.

  • Often, yes. Standard policies cap certain categories such as jewellery, firearms and collectibles at a limit well below what people own. A scheduled endorsement raises that specific item's limit.

  • Usually, and it usually helps. Because we are independent we can compare bundling with one carrier against splitting across two and tell you which comes out ahead. See auto insurance.
